Mountain terrain
Most lots have grade. Retaining walls, terracing and careful equipment access are normal parts of a project, not special conditions.
Snowmelt and drainage
Spring melt moves a lot of water across every property in a few weeks. Grades, swales, subsurface drainage and outlets are built for that peak.
Freeze-thaw
Water that sits under a patio or behind a wall freezes and lifts. Deep compacted base and free-draining backfill are how work survives here.
Access constraints
Narrow drives, shared access, close neighbors and HOA rules shape how a site is staged and what equipment fits.
Irrigation demand
High sun, low humidity and wind mean new plantings depend on irrigation from day one. Systems are built for the water source: treated, well or raw-water ditch.
Short seasons
Roughly May to October at elevation, longer down valley. Preconstruction through the winter is what keeps a project from losing a summer.
Native and adapted plants
Palettes change from 5,600 to 8,200 feet. Wildlife browse, hail and hard freeze are planned for, and low-water plantings suit most of the valley.
Elevation construction
Frozen ground, afternoon storms and cold nights shorten the window for concrete, planting and open excavation. We sequence around them.
